The Duck In was appraised at $300,000 in 1994. We paid $315,000 for it.   In addition to adding and upgrading the equipment, we added a backlighted sign with an electronic readerboard for $22,000. 

In the summer of 1998 we re-paved part of the parking lot at the cost of $23,000.  Together you have
